An excellent opportunity to purchase 74.85± acres of versatile West Virginia land, offered in two parcels. Rock Cave Road, a paved public roadway, runs between the two parcels. The property features a desirable combination of wooded acreage, open meadow, streams, timber, and abundant wildlife. Whether you are looking for recreational or hunting property, a private getaway, additional acreage, or a larger tract of land, these parcels offer plenty of possibilities.

Parcel 1 – 39.49± Acres

Parcel 1 consists of 39.49± acres and is predominantly wooded, with white oak and other timber throughout the property. The acreage features an attractive forest setting, small streams, abundant wildlife, and good frontage along Rock Cave Road. The combination of timber, water, wildlife habitat, and paved-road access makes this an appealing recreational and hunting tract.

Parcel 2 – 35.36± Acres

Parcel 2 consists of 35.36± acres and offers an attractive mixture of open and wooded ground. A nice open meadow provides usable acreage, with wooded areas offering additional privacy and wildlife habitat. A stream runs through the back of the meadow, adding another desirable natural feature to the property. Parcel 2 also has frontage along Rock Cave Road and is not located in a designated flood zone.

Utilities: GIS mapping indicates that public water may be available at or along the property; however, availability, location, capacity, connection requirements, and associated costs have not been independently confirmed. Prospective buyers should verify public water availability directly with the appropriate utility provider. Electric and gas are available as well.

Multi-Parcel Auction

The property will be offered using the multi-parcel auction method, allowing bidders to bid on Parcel 1 or Parcel 2 individually or combine both parcels and bid on the entire 74.85± acres as a package. This gives buyers the flexibility to purchase the acreage that best fits their needs while also providing an opportunity to acquire the property in its entirety.

From the open meadow and flowing streams to the wooded acreage, timber, wildlife, and paved road frontage, this 74.85± acre property offers an excellent opportunity to purchase a sizable tract of rural land. Surface rights only, no mineral rights convey. Combination bidding will be activated on the last day of bidding.

Directions: From route 19 and route 4 (Rock Cave Rd.) intersection, take route 4 (Rock Cave Rd.) 1.2 miles east and property is on both sides of the road.
