DESCRIPTION: This 177+/- acre improved grass tract offers great recreational potential in Southcentral Bailey County. With diverse topography, a few trees, and a remote location, this property should have the potential for making a good mule deer and quail hunting paradise. This property is located less than one mile from Coyote Lake and several larger tracts of ranchland with good cover and plenty of natural funnels for game. There is an old, dilapidated farmhouse and old trees that provide cover for wildlife that could hold deer and quail. This old homestead area is on the northeast corner of the property just off the CR 1155 and could also make a great spot for a deer camp. This property is not in Conservation Reserve Program and could be utilized for grazing (with addition of well) and hunting. There are very few people living in the general area and road traffic is mostly just local ranchers and farmers that utilize CR 1155 and CR 97 which border on the north and west sides of the property. This farm is located approximately 29 miles from Farwell, Texas and 36 miles from Clovis, NM. Farm is also located 16.3 miles from Muleshoe, Texas and 26 miles from Sudan, Texas. Lubbock is located approximately 74 miles away and it is just over 80 miles to Preston Smith International Airport north of Lubbock, Texas. Lubbock is home to a Division I University, Regional Medical Hub, and Agricultural Hub of the South Plains.

LEGAL DESCRIPTION: All of Labor Number Fifteen (15), League Number One Hundred Seventy (170), Hale County School Land, Original Grantee, Abstract No. 338, Patent 146, Volume 25, dated January 12, 1891, in Bailey County, Texas.
TOPOGRAPHY: This grass tract has fairly diverse topography for the area with some ridges and lower lying areas that will provide windbreak and cover for livestock and wildlife. In general, the farm is higher elevation on the northwest and generally lower elevation on the southeast, but does have some terraces along slopes and a general small depression that angles diagonally across the property creating a natural funnel for wildlife that leads to low lying area on southern border that make this a potential standout hunting property.
IMPROVEMENTS: There is a dilapidated house that is no longer inhabitable, along with an old domestic well that no longer has a pump in the Northeast corner of the property.
WATER FEATURES: There are a couple of areas designated as Freshwater Emergent Wetlands, Code PEM1C on the property. One is on the east boundary and the other is in the southeast quadrant, extending across the southern property line.
FENCING: There are some remnants of some old fencing in places, but there is no usable fencing on the property.
WILDLIFE, HUNTING AND RECREATION: This area is known for excellent mule deer hunting and this property�s close proximity to Coyote Lake and several large ranch tracts makes this a potential standout hunting property. With very little traffic and remote location, along with topographical features, this farm just needs a little management to take it to the next level. Area should also be a good location for quail, dove, and occasional antelope and the area would also be a good place to offroad or horseback ride.
SOIL: Soils on this tract primarily consist of Amarillo loamy fine sand, 0 to 3 percent slopes and Amarillo fine sandy loam, 1 to 3 percent slopes with lesser amounts of Brownfield fine sand, thick surface, Amarillo find sandy loam, 0 to 1 percent slopes, and Randal fine sandy loam, 0 to 1 percent slopes over wash, occasionally ponded. With the exception of the Brownfield sand, the other soils on this farm should support grazing and limited farming.
