DESCRIPTION: This 187.27+/- acre Conservation Reserve Program tract is located just northwest of Littlefield, Texas in southern Lamb County, located between additional grass tracts and productive farmland. Tract is accessible by maintained county roads on the south and west sides of the tract property. This tract is less than � mile from Littlefield city limits and is approximately 27 miles from Shallowater, TX, and 32 miles from Lubbock, Texas which is the largest city in the region. Lubbock is home to a Division I University, Regional Medical Hub, and Agricultural Hub of the South Plains. This tract is located approximately 39 miles from the Preston Smith International Airport (LBB) as well. This tract has good soil and established grass with passive income from CRP revenue, as farm is enrolled in Conservation Reserve Program through September of 2031.
LEGAL DESCRIPTION: A2000 A TAYLOR, LEAGUE 664, LABOR 3, ACRES 187.27
TOPOGRAPHY: Farm has a moderate range of slope with the east side being mostly flat with just slight slope to the south and southeast, the west half of the farm drops more than 20� feet to the west and south towards a low-lying area in the southwest corner of the tract along the western boundary. This relatively small area can hold some water during rainy seasons. Tract is not mapped by FEMA but does have this low-lying area that will flood and is designated as PEM1Ch Freshwater Emergent Wetland. This area extends across CR 191 to the west.
IMPROVEMENTS: Other than the old irrigation wells on the property, there are no additional substantial improvements on the property. The old equipment that is present around the wells has not been used in years and seller makes no warranties expressed or implied to their working order or viability.
WATER FEATURES: There is a low-lying area on the property that can hold water occasionally after intense rains. This area is a natural playa and can hold some seasonal waterfowl and provide some cover and habitat for local wildlife.
FENCING: There is currently no fencing owned by seller.
WILDLIFE, HUNTING AND RECREATION: This area is relatively close to town and several other houses, but it would not be unusual to see deer, quail, dove and other waterfowl if playa area is holding any water. Several other farms in the area are in row crop production and can serve as good source for water and potential browse for game. Low lying area could hold some deer and quail. Area is known for a healthy numbers of mule deer.
SOIL: With wide range of topography, especially in the southwest part of tract, there are several different soil types. The northwest quarter is primarily composed of Amarillo fine sandy loam, 1 to 3 percent slopes and east half of the tract is predominately composed of Olton loam, 0 to 1 percent slopes and Amarillo fine sandy loam, 0 to 1 percent slopes with some areas of Amarillo fine sandy loam 1 to 3 percent slopes and Midessa fine sandy loam, 0 to 1 percent slopes. The southwest � of the farm has multiple soil types such as Midessa fine sandy loam, 1 to 3 percent slopes, Zita loam, 0 to 1 percent slopes, Zita loam, 1 to 3 percent slopes, Zita fine sandy loam, 0 to 1 percent slopes, and Midessa fine sandy loam, 0 to 1 percent slopes. All these soils are suited for grazing and moderate farming in a non-irrigated practice.
USDA INFO: This farm is currently enrolled in the USDA Conservation Reserve Program (CRP) with the contract period being 10/01/2021 through 09/30/2031. Currently there are 182.43 acres enrolled in CRP and the farm is receiving an annual payment per acre of $47.00 for a total annual payment of $8574.00. Owner will require CRP Addendum to be signed as part of the contract.
