Auction LocationAt the farm, Travel North of Jet on State Hwy 38 one mile to Dewey Road (Cemetery) then go east 1 mile on Dewey Rd to CR 720, then back North ½ Mile. Watch for signs. 

Tract # 1 Legal Description (Surface Only): 286 acres, more or less, consisting of 160 acres in the NW/4, 80 acres in the N/2 SW/4 and approximately 46 acres in the W/2 NE/4.

Tract Description: This one has it all - well-established grassland, large established trees, cover for wildlife, large spring-fed pond with additional overflow pond, and great improvements. At the main entrance to the property, a well-built metal frame/metal exterior 72' x 40' shop/machine shed is situated a few hundred yards from the roadway, along with an older frame house. The house has not been used in many years, however, appears to have a good roof and solid hardwood floors throughout. With a little time and effort, the home could be perfect for a hunting cabin. The large shop building has two overhead doors with electric openers, full concrete floor, wired for 220, and plumbed throughout for air, with a large air compressor already installed. Rural water supplies the shop and homesite. Traveling back into the property you will find great areas of open native and improved Bermuda pasture, as well as the large ponds. Permanent fencing encompasses the grass pasture, as well as cross fencing in some areas. On the road running along the west side of the tract is former water well, complete with power supply, however, one would want to update the well with a well casing and pump. This is a great diverse property, the areas of open grass and cross-fencing lend to any cattle operation, as well as the natural wildlife - many turkey, deer, pheasant, and quail are actively seen on the property.

Tract Description: Approx. 150-acre tract consisting of productive cropland, serving a small grain farm for many years. The north side of the tract will include the small dirt-floor barn a small cattle corral and rural water access. Farm Service Agency records show a PLC Yield of 32 Bushels, with approx. 161 base acres reported. Please note, the rural water also supplies the rural water to the north 40-acre tract, in the event that the tracts sell separate, then a separate meter would be advised for the north 40-acre tract.

Tract # 4 Legal Description (Surface Only): Surface of the Southwest Quarter of the Southeast Quarter (SW/4 SE/4) of Section Twenty-seven (27), Township Twenty-six North (26N), Range Nine (9), W.I.M., Alfalfa County, State of Oklahoma, containing 40 acres, more or less.

Tract Description: Nice stand-alone 40-acre tract, located across the road north of Tract 1 & Tract 2. Well established native grass, a mix of timber, this 40-acre tract has good cover, as well as ample forage for cattle and horses. A spring supplies fresh water for the tract, along with rural water available on the southside near the small cattle corrals. This would make a nice addition for anyone looking for a small place to rotate livestock, keep a few horses, or a hunting honey hole. Be sure to take a look at this one!
