Opportunity awaits at auction! Tucked away at the end of a quiet dead-end road, this secluded 21+/- acre property offers privacy, potential, and a chance to create something special. Whether you're looking for a restoration project, a rural homesite, a hunting piece, or an investment opportunity, this property deserves your attention.

The property has an older farmhouse that has been vacant for many years and is in need of renovation. While bringing the home back to life will require a significant investment, it still contains beautiful original woodwork and the timeless character of an earlier era. Some may choose to restore the residence, while others may see greater value in building new or just keeping outbuildings.

Also located on the property is a sturdy old barn full of character and utility. The fenced pasture provides excellent potential for livestock, horses, or agricultural use, while the surrounding acreage offers room for recreation, hunting, farming, or simply enjoying the peaceful country setting.

HBP oil and gas rights will be offered separately. Buyers can bid on surface, mineral rights or both.

Parcel 1: 21 +/- Acres w/ Improvements

Parcel 2: 21+/- Acres of Oil & Gas Mineral Rights. Believed to be held by production. Buyer to do own due diligence.

Legal: Parcel #07-01264-000 and 07-01308.000. Taxes are $859.76 per half yr.
