TERMS OF SALE

Successful bidder is required to put 10% toward the purchase price as earnest money to Real Estate 7 on the date of the Auction.  You will be required to complete and sign a standard Real Estate purchase agreement.  Seller will furnish updated abstract and warranty deed.  Closing will be within 30 days of Auction.  All Bidding is open to the public.  When the Auctioneer announces sold the property is sold and the highest bidder will be identified and the information will be recorded, the high bid cannot be withdrawn.  At the time of the Auction the Auction Company and the Owners assume the bidders have inspected the property and are satisfied this Real Estate is being sold “as is” “where is condition”.  Buyers failure to close the sale by c date will result in the forfeiture of the Ernest money deposit.  At closing the buyer will be required to pay the difference between the deposit and the selling price.  Title insurance will not be furnished and any fees and closing costs regarding determination of title or insurance will be paid by the purchaser.  Announcements made the day of the sale by Diseth Auction or Real Estate “7” will take precedence over any and all printed material.  Seller reserves the right to reject any and all bids.
