TERMS & CONDITIONS
A 20% down payment is required on the day of the sale with the balance due at closing. The sale of the subject property is not contingent upon the Buyer’s ability to obtain financing.
Title to the property will be conveyed by a Trustee’s Deed. Title insurance will be issued showing marketable title. Cost of title insurance will be divided equally between the Buyer and Seller.
Taxes for 2018 and prior years will be the responsibility of the Seller. Taxes for 2019 and all subsequent years will be the responsibility of the Buyer.
Buyer will receive a $2,500 credit at closing for installing a new fence on the North boundary line.
Buyer will be responsible for installing their own water source.
Day of sale with 20% earnest money deposit.
