TAXES: Seller shall be responsible for the 2025 and all prior years’ taxes. Buyer will be responsible for all subsequent years’ taxes. The 2025 real estate taxes were $1,692.24 with the exemption.
MINERAL & WATER RIGHTS: Any mineral and water rights owned by the Seller will transfer to the Buyer.
INSPECTION: The ground is open for inspection with respect to tenant. Seller and Auction Company are not liable for accidents or loss during inspection.
CLOSING: Closing shall be on or before May 29th, 2026. The escrow closing will be conducted by Charter Title.
POSSESSION: The farm is rented for 2026. Buyer shall be granted landlord’s possession upon closing and receive the crop share for 2026.
MANNER OF SALE: The farm will be sold dollars per acre multiplied by 80.
TERMS: An earnest deposit equal to 20% of the purchase price shall be paid the day of the auction upon signing the purchase agreement.
