of November, 2026, at 10:00 a.m.

The Vendor under Power of Sale is informed that there is situated on the property a 1,040 square foot one-storey home with a single, 294 sq.ft.-attached garage on a 6,837 sq. ft. lot The vendor is informed that the said dwelling was constructed in 1970 and has 1 full bath, 1 half bath, a full, partially finished basement, and air conditioning. The property remains occupied by the owners.
TAXES AND PRIOR ENCUMBRANCES: Taxes are paid to December 31, 2025. The property is being sold subject to the following first mortgage and encumbrances: Caveat 212183/1; Mortgage 3835971/1 in favour of Steinbach Credit Union.
RESERVE BID: The reserve bid will be announced at the commencement of the auction sale.
TERMS: A deposit in the amount of $19,704.56in cash, certified cheque or bank draft (the cash component of the deposit not to exceed $7,500) payable to MYERS LLP, 724-240 Graham Avenue, Winnipeg R3C 0J7 and the balance according to the conditions to be announced at the auction sale.
