(PARCEL #1) RM of Prairie View:

 

NW 27-16-25 WPM approx 158.50 acres

 

SW 27-16-25 WPM (West Half of Quarter) approx 80 acres

 

Description: Ducks Unlimited Canada (DUC) is selling 238.50 acres of land located on NW 27-16-25 WPM and the west ½ of SW 27-16-25 WPM. The properties are located approximately 8 miles east of Birtle MB, 1 mile south of highway 42 (RM of Prairie View).

 

The 2025 property taxes were a total of $1597.52

($1061.55 for NW 27; $535.97 for W1/2 of SW 27)

 

Approximately 64.47 acres of upland were seeded to a tame forage (grass/alfalfa mixture) in the spring of 2023. Estimated habitat acre break-down is outlined within the sketch plan maps with 104.53 acres of acres of tame grass, 73.12 acres of natural grass/bush, 48.84 acres of intact wetland and 12.01 acres of restored wetland habitat.

 

Please Note:

1) This property will be sold subject to the registration of a Conservation Agreement (CA) on the transferred title. The CA will be a No Break, No Drain agreement with a Tame Forage clause that protects habitat from breaking and draining but allows for rejuvenation of the tame forage stand once every 10 years. The purchaser will sign the Conservation Agreement as a condition of sale.

 

2) The tame forage (grass and alfalfa mixture listed on page 2) was planted in the spring of 2023 and hayed for weed management in early September. Tame grassland was seeded at 15.96 lbs/acre in combination with a phosphate application at 34.46 lbs/ac. Forage blend seeded on NW 27-16-25 WPM.

 

3) There are no cutting or grazing restrictions on the land. Property can be fenced and used for pasture and/or hay.

 

4) Twenty previously drained wetlands were restored with small earth plugs (red dots on sketch plan on pages 5 and 6). These earth plugs may not be disturbed or removed as part of the conservation agreement terms and conditions.

 

5) A 5-acre parcel on each quarter section will be excluded from the required conservation

agreement to allow for future building sites. These excluded areas will be mutually agreed upon by DUC and the potential purchaser.

 

6) Closing of sale and take-over of property will occur after registration the Conservation Agreement to title occurs. This may take up to three months. The Buyer will be given access to the sale property for haying and/or grazing purposes however, starting on June 17th, 2026. This will be done through a short-term contract with Ducks Unlimited that expires upon land transfer. 

 

 

(PARCEL #2) RM of Yellowhead:

NE 35-16-24 WPM approx 160 acres

 

SE 35-16-24 WPM approx 159 acres

 

SE 35-16-24 WPM (1 acre subdivision in southeast corner of quarter)

 

Description: Ducks Unlimited Canada (DUC) is selling 320 acres of land comprised of NE 35-16-24 WPM and SE 35-16-24 WPM. The properties are located approximately 3 miles southwest of Shoal Lake, MB, along Range Road 139 (RM of Yellowhead).

 

The 2025 property taxes were a total of $3,905.93 ($2295.96 for NE 35; $1609.97 for SE 35)

 

Approximately 204.34 acres of upland were seeded to a tame forage (grass/alfalfa) mixture in the spring of 2024. Some dormant seeding also occurred in fall of that year. Estimated habitat   break-down is outlined within the sketch plan maps with 204.34 acres of acres of tame grass, 28.82 acres of bush/scrub, 52.02 acres of intact wetland and 34.82 acres of restored wetland habitat.

 

Please Note:

sketch plan on pages 5 and 6). These earth plugs may not be disturbed or removed as part of

the conservation agreement terms and conditions.

 

5) A 5-acre parcel on each quarter section will be excluded from the required conservation

agreement to allow for future building sites. These excluded areas will be mutually agreed upon by DUC and the potential purchaser. The one-acre subdivision on SE 35-16-24W will also be excluded from the eventual Conservation Agreement, resulting in a total of 6 acres that could be developed on that quarter.

 

6) Closing of sale and take-over of property will occur after registration the Conservation Agreement to title occurs. This may take up to three months. The Buyer will be given access to the sale property for haying and/or grazing purposes however, starting on June 17th, 2026.
