The vendor is informed that the property consists of a single floor commercial L shape building of 2052 sq.ft., with a ceiling of 11 feet high on average, metalclad, wood construction, concrete foundations, heated and electric furnace. The inside is lined with wood. The land has quick and easy access to Trans-Canada Highway 1.
The vendor is informed that the property is occupied by a commercial tenant. The monthly rent is $600. Tenant pays for hydro and maintains the property. The landlord is responsible for insuring the property. There is no municipal water on the land. The property was a service station and has fuel tanks in the ground which have not been used in recent years. In the past, a bulk fuel plant was operated on the land but has since been removed and land has been environmentally cleaned but the vendor makes no representations regarding those matters.
