Summary: This exceptional farm is truly impressive from start to finish. Conveniently located near Mt. Pleasant, Ohio, and boasting several miles of road frontage, this one-of-a-kind hunting and agricultural property will be offered at auction during the peak of the archery hunting season. The current owners have invested tremendous time and effort into developing this property into a premier hunting destination. Improvements include seven strategically placed hunting blinds, numerous established food plots, and more than 50 acres of corn planted specifically to attract, hold, and grow mature whitetail deer. The results speak for themselves, with outstanding deer numbers and a strong population of mature bucks that have benefited from limited hunting pressure in recent years. As you tour the farm, you'll appreciate the extensive infrastructure already in place, including over five miles of well-maintained trails and a central access road that provides quiet, efficient access to hunting blinds, stand locations, and key areas throughout the property. Access is another standout feature. In addition to the internal road system, a perimeter road serving Parcels 1, 3, 5, and 6 offers multiple entry and exit points, creating exceptional flexibility for hunting, farming, and future land management. For investors and landowners alike, the opportunities are abundant. Soil testing has already been completed, and detailed results are available on our website. Parcels 3, 5, and 6 contain a substantial amount of marketable timber, presenting the potential for immediate income. With more than 200 acres of open ground, the property also offers excellent potential for row-crop production, livestock operations, or a combination of agricultural uses. An existing oil well road provides shared access throughout the property, further enhancing usability and convenience. Whether you're seeking a world-class hunting farm, a productive agricultural operation, a cattle ranch, or a long-term land investment, this property offers exceptional versatility and value. Please contact one of the listing agents prior to touring the property. Join us on auction day for complimentary pizza while you explore this outstanding opportunity.
