- Round 1 – Parcel Bidding
- High bidder's choice, on a per-acre basis.
- Round 2 – Combination Bidding
- The parcels may then be offered together in combination.
- To tie the parcels together, the combination bid must exceed the total of the individual parcel bids by 1%.
- Round 3 – Defend Your Position
- If the parcels are combined in Round 2, each prior parcel bidder will have one opportunity to raise the bid on their parcel only.
- The parcels will not be reopened to all bidders.
- Online bidders will be called at the phone number used during registration to confirm whether they wish to raise their bid.
- If the Round 3 parcel raises exceed the Round 2 combination bid by 1%, the parcels will remain separated heading into the final combination round.
- Round 4 – Final Combination Offering
- The property will then be offered one final time as a combination.
- This round is open to anyone bidding on the property in its entirety.
- A combination bid must exceed the Round 3 parcel total by 0.5%.
- If that raise is met, the property will sell as a combination.
- After Round 4, the individual parcels will not be reopened for additional raises.

- No bid is final until the auctioneer says sold.
