Summary: Investment opportunity in Bolivar! This property offers the opportunity to generate income in more than one way. The main level was formerly operated as a pizza shop, making this an excellent opportunity for someone looking to bring a restaurant or retail-style business back to the property. All of the equipment that the previous pizza shop used will stay at the building, giving you the tools to be ready to go. The upper level could with some work, also be utilized as an apartment and rented for additional income. The building offers plenty of opportunity for updates and improvements, allowing a new owner to put their own vision into the property. With its previous use as a pizza shop, the main level offers a unique opportunity to reestablish a food-service business or utilize the space for another commercial venture. With some work and investment, this could become a great income-producing property. Street parking is available, and the Village of Bolivar also provides additional parking adjacent to and near the property. A full basement provides additional storage space and houses the building's utilities. Whether you're looking to establish your own business, create rental income, or pursue both, this property offers plenty of potential.
