Morden Powerplay is an all-star lineup of four quarters that can be found half a mile south of Provincial Trunk Highway 3, and immediately west of the city limits of the City of Discovery – Morden, Manitoba. This is a true 5 on 4 powerplay, with 4 quarters selling as 5 Parcels. This two-mile powerhouse lineup is made up of a mixture of hay and crop land, with remaining aggregate potential. Given the location in combination with and a collective total of 620 acres up for sale on the doorstep of Manitobas fastest-growing city, lest we forget that the real upside is undoubtedly opening the gate to future development potential. Morden is one of the twin cities in Manitoba, along with its sister-city (Winkler, Manitoba) located just minutes away, both can be found at the epicenter of one of the most vibrant economic areas in Western Canada.

If you’re looking for land with development potential, look no further than Morden Powerplay. Successful development is based on a track record of strong year-over-year growth combined with a positive local government that embraces progress. One only must view the proposed Morden Wastewater Treatment Plant to realize this is an area governed by elected officials who govern with open and positive minds.

Parcel 1 comprises 154 acres, with approximately 140 arable acres, of which 40 acres are currently in an alfalfa-hay mix, while 100 acres are cropped, and the remaining acres are in bush. Parcel 1 boasts development potential into acreage lots of 2 acres or more. There is a municipal water line running up to the southeast corner of Parcel 1.

Parcel 2 is made up of 146 acres, of which approximately 120 acres are seeded down to hay. Parcel 2 offers 2 miles in perimeter fencing, with mile of cross fencing in place. There are 9 x double 5-bar, 10 gates, as well as 1 x single 5-bar, 10 gate. This Parcel also has a 6 high wooden handling/crowding tub facility with 10 x 5-bar, 10 gates. There are 3 drinking fountains (one of which can be found in the handling facility and is fed by a well/pump house with its own hydrometer, while the other two fountains are located in two different paddocks and are fed from a well or from the municipal water supply located in the yard next to the paddocks). All paddocks are fenced so the animals have reliable access to drinking water and there is a centralized bison handling facility at the water fountains. There is a municipal water line running along the east and south side of Parcel 2.

The balance of Parcel 2 is in bush with mowed grass offering a park like setting. There is potential for future development of acreage lots measuring 2 acres or more. This Parcel has a significant undeveloped aggregate play of up to 100 acres under the hay land. Aggregate would require processing to make fill or c-base gravel, which Morden Powerplay has produced for years.

Parcel 3 consists of 80 acres, of which approximately 20 acres are in an exceptional hay crop on the reclaimed ground, 20 acres are a partially reclaimed gravel pit, and the remaining 40 acres are an active gravel pit. Parcel 3 offers 1 miles of perimeter fencing with 2 x 10, 5-bar gates. The east-end, pit area fence has been partially taken down, but the fencing materials remain in place.

Parcel 4 consists of 80 acres and is located immediately south of Parcel 3 and offers approximately 50 acres of pasture/hay land on reclaimed ground, 30 acres of partially reclaimed ground, and the remaining acres in an operating gravel pit. The Parcel has 40 acres fenced with 1 miles of perimeter fencing and 2 x double 10 5-bar gates. The east-end pit area fence has been partially taken down for pit access, but all the fencing material remains in place. Parcel 4 has the potential for future development of acreage lots measuring 2 acres or more.

Parcel 5 measures 160 acres, consisting of approximately 100 acres of pasture/hay land and 60 acres of bush, of which roughly 130 acres of the pasture/hay/bush land is fenced, cross fenced and has a dugout. Parcel 5 offers 1 miles of perimeter fencing, with mile of cross fencing in place, including 11 x 10, 5-bar gates and 1 x single, 10 gate. The cross fencing includes a fully fenced in dugout with access from all 3 paddocks. Parcel 5 has the potential for future development of acreage lots measuring 2 acres or more. The RM of Stanley has indicated they would view lot development favorably. There is a municipal water line running along the west side and mile on the south side of Parcel 5.
