Auction will be held at the Holiday Inn Express Conference Room,
3605 Cimarron Plaza, Hastings, Nebraska (South of Wal-Mart)

The farm location is from Hastings, Nebraska,11 miles south on Baltimore Avenue or from Ayr, Nebraska, 2 miles east and 2 miles south. 

Legal Description: The Southwest Quarter of Section Twelve (12), Township Five North (T5N), Range Ten West (R10W) of the 6th P.m., Adams County, Nebraska except 5.75 Acres. (154.25 acres more or less)


This is an excellent quality rolling pivot irrigated farm. It has enjoyed excellent management practices. There has been considerable terrace work completed in the past and the farm has an excellent production record. The farm is located in an area close to major grain terminals and has soil types consistent with excellent production in row crops and small grains. Included in this tract are an electric 8” well with a 60 HP motor, an 8 tower Reinke pivot system with low angle impact nozzles. The equipment is well maintained and ready for use.

Terms:  A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due on or before January 7, 2010 by cash, certified funds or a direct wire transfer to the Trust Account of Ruhter Auction & Realty  Inc. A title insurance binder will be presented at closing indicating marketable title vested in the name of the seller. Cost of title insurance will be paid equally by the buyer and seller. The 2009 and all prior taxes will be paid by the seller.

Possession:  Full possession will be given to the purchaser for the 2010 crop year.

A Property Information Packet (PIP) will be available upon request that will include aerial photos, FSA information, Topography Map, Soils Map, Aerial Map, Tax Information, well data, etc. That PIP is available by calling either of our offices, or by email. This sale is not contingent upon the ability of the seller to secure financing. All inspections required by the purchaser should be made prior to the auction date.
